Sale of £1.3 million Property and linked Purchase of £3.1 million Property in Bowdon
Hamza acted for the director of one of the UK’s leading garment manufacturers in the sale of a £1.3 million property and the related purchase of a £3.1 million property on a private un-adopted road. There were six parties in the chain along with a late completion which made things interesting to say the least!
Sale of a Commercial Property held in a SIPP in Altrincham
The client was an elite level football manager, as well as a celebrated footballer in his playing days. His property was legally owned through a SIPP which raised a number of additional obstacles to progress the transaction to completion. There were four other parties in addition to the seller and buyer including a Head Landlord who was extremely challenging and constantly requested unreasonable fees for simple consents; however, Hamza was able to navigate the sale successfully to the client’s satisfaction.
£2.2 million Purchase of a plot of land for a self-build
Hamza was instructed by a Premier League Football player to act in the purchase of a plot of land on which the client would be building his own property from scratch through a well known developer and for which a JCT contract was required. Hamza dealt with the conveyancing of the plot of land and advised the client of a specialist solicitor to look over the JCT. Due to the dwelling not yet being built and the high value of the plot, the client’s lender instructed their own solicitors in London to scrutinise every part of Hamza’s work relentlessly. In addition to this, Hamza also instructed Counsel to advise on the Stamp Duty Land Tax implications as the value of the property with the building differed to that of the value of the empty plot. This was a crucial catch, as the value of the whole increased, once the building work had been completed.
Instructed to represent the Lender in the Purchase of a £3 million Property
Hamza represented the lender of a Premier League footballer who was purchasing a property in Cheshire. His own solicitor, of a large commercial city firm, specifically recommended Hamza to act on behalf of the lender, having previously worked with and been impressed with his aptitude for dealing with complex and high value transactions.
Corporate refinancing of a Property Investment Company with a multi-million pound portfolio
Hamza acted for the director of a new company which was set up as part of a corporate restructure and splitting of a large number of properties. The client took a commercial loan with a specialist lender against half of the properties. These properties were being refinanced and transferred to the new co which required great attention as all had different titles and covenants in different parts of the country. The client had also instructed separate solicitors to advise him on the restructure and accountants and tax advisers to advise on the CGT and SDLT implications. These all had to be managed by Hamza, in addition to working with the solicitors acting on the remaining half of the properties.
Lease of a newly built mixed Residential and Commercial Development for a Dentist Practice
An emergency dentist required a Lease on a newly built property to protect him against any potential issues arising from treating patients at unsociable hours. As well as working closely with the client’s architect in the planning application stages, Hamza ensured the Lease contained specific provisions and obligations to allow the client to treat patients as and when required
